Application Qualifications

RENTAL QUALIFICATIONS:

To be considered for residency, you will need:

Minimum of 2 years of positive verifiable Rental*/Owner history (*MUST BE BASED ON A VALID WRITTEN RENTAL AGREEMENT FROM A LANDLORD/MANAGER, NO SUBLETS OR FAMILY REFERENCES)

Minimum verifiable gross monthly income of approximately 3 times the monthly rent (PAYSTUBS, W-2, TAX RETURN, 1099, etc) Student Loans are not considered income.

Minimum of 2 lines of established credit with overall credit rating of at least 80% positive over the past 2 years.

Have a FORECLOSURE? you may still be able to qualify. Ask for details.

Occasionally, properties may accept an additional deposit or co-signer to account for a lack of rental history, income or credit, but typically not for derogatory credit or rental history. Ask your property manager for details. Once your application is approved, you will have 24 business hours to submit the security deposit to hold the property for up to 10 days (unless a longer holding period is agreed to in advance and in writing). The security deposit must be paid in the form of a cashiers check or money order only. Your first month's rent payment is due prior to receiving possession and must also be in the form of a cashier's check or money order. If a pet is allowed, an additional security deposit is required (typically between $250-400 per pet). Ask for details.

There are No Markup on Vendor Repairs and No "In House" Maintenance Company- Any savings we secure in dealing with our vendors are passed on directly to our clients. You have the option to use your own vendors or ours.

There are No Lengthy Contracts- At Alcy Mae Martin, we offer flexible, month-to-month agreements designed with your best interests in mind. .

We provide Reliable Communication- We take calls live or return them within a business day (often less). We provide weekly updates during a vacancy via phone or email. In our opinion, communication is key to building and preserving strong client relationships.

We do a Thorough Tenant Screening- All potential tenants are screened based on income, residence history and credit.

Regular Exterior Checkups are always included- Annual Interior/Exterior Inspections are also available for a flat fee. We document move-ins with a comprehensive written walk through AND digital photos to protect your investment.

You always get Personalized Services- We show our vacancies via open house as well as by personal appointment. Our goals are to make the rental process as effortless as possible for the qualified renter while minimizing the vacancy period for you, thereby increasing your investment's long-term profitability.
